How to use PropBrief

What PropBrief is

PropBrief is an AI-powered Australian property intelligence platform. It generates per-address reports combining suburb data, AI-written lifestyle summaries, and indicative value estimates based on sourced public data plus the inputs you provide.

What PropBrief is not

• Not a professional valuation. Reports are AI + data estimates, not certified valuations from a licensed valuer.
• Not financial or investment advice. Use reports as a decision aid alongside your own research, an agent, a buyer's advocate, or a financial professional.
• Not a legal due-diligence substitute. Always engage a conveyancer or solicitor before signing a contract.
• Not a live real-time market feed. Suburb medians, comparable sales, and growth rates update on the schedule of the underlying public datasets (typically quarterly to monthly).

Acceptable use

• Generate reports for properties you're researching as a buyer, investor, agent, or owner.
• Share PDF exports with your own advisors, partners, or clients.
• Use the data to inform your own decisions, conversations with agents, or research.

Please don't:

• Scrape, automate, or bulk-extract data from PropBrief in ways that violate the rate limits or burden the platform.
• Republish PropBrief reports as your own valuation product or service.
• Use the platform to harass property owners, breach privacy, or pursue any unlawful activity.

Accuracy + honest limits

Estimates are presented as ranges with explicit confidence tiers (low / medium / high) and labelled per data source. Where the underlying data is thin, the report says so. Where a data feed is not yet ingested (e.g. per-record sales for certain states), the report says so and links to the authoritative public source. We do not fabricate numbers to fill gaps.

Beta posture

PropBrief is in private beta. Features, plans, and pricing may change. We'll communicate material changes in advance where reasonable. The free tier is open during beta; paid plans are invite-only while we expand data integrations.

Account + cancellation

You can cancel any time. Email support@propbrief.com.au and we'll process the cancellation within two business days. For paid plans, billing stops at the end of the current period. Account + data deletion is handled per the privacy notice.

Liability

PropBrief reports are provided "as is" for informational use. We take no responsibility for purchase, sale, lease, or investment decisions made on the basis of a PropBrief report. Verify everything that matters with the appropriate licensed professional before signing a contract.
