How PropBrief handles your data

What we collect

• The email + name you provide when you create an account (via Clerk, our authentication provider).
• The Australian addresses you search and the property reports you view, so we can show them on your dashboard.
• Optional details you add to refine an estimate (bed/bath count, land size, condition, listing guide).
• Standard server logs (IP address, request paths, response codes) for rate-limiting and debugging.

What we don't do

• We don't sell your data to third parties. Ever.
• We don't share your individual searches with real estate agents, listing platforms, or marketing companies.
• We don't run advertising trackers or third-party analytics pixels on the report pages.
• We don't claim addresses you search "belong" to you — search history is yours alone.

Who else sees the data

PropBrief uses third-party services to function. They each see only the data they need:

• Clerk — handles login, signup, and session management. Sees your email + name.
• Supabase — stores your saved reports and account profile. Sees your reports + email.
• Google Places & Static Maps — provides address autocomplete + map previews. Sees the addresses you search, not your account.
• Anthropic Claude — generates the AI lifestyle summaries. Sees the property + suburb context for the summary, not your account.
• Stripe — handles paid plan billing (when applicable). Sees the billing details required to process a card.
• Vercel — hosts and serves the application. Sees the standard server logs.

Where data lives

Account + report data lives in Supabase (Sydney region for AU customers). AI summary generation is processed via Anthropic's US infrastructure in real time and not retained by Anthropic for training. Maps imagery is fetched through our server proxy so Google never sees your IP address directly when a report page loads.

Deleting your data

Email privacy@propbrief.com.au and we'll delete your account and all associated data within seven business days. Reports, saved searches, and email preferences are wiped immediately on confirmation; standard backups age out within 30 days.

Cookies + tracking

We use cookies for two things only — keeping you logged in (Clerk session) and remembering your theme preference (light/dark). No advertising cookies. No cross-site tracking. No third-party pixels.

Australian Privacy Principles

PropBrief is an Australian-built platform that aims to comply with the Australian Privacy Principles (APPs) under the Privacy Act 1988 where applicable. The formal policy mapped to each APP is being prepared by counsel and will replace this page before paid plans open to the public.
